Sunset Beach- is a stylish, luxurious family house within minutes walking distance and easy level access to famous Croyde Bay, a superb, attractive coastal village renowned for its beautiful sandy beach and various water sports, including some of the UK’s best surfing!

 

The accommodation forms part of the impressive, and recently refurbished Leadengate House. One of three high specification homes which benefits from 2 off street parking spaces, large communal front garden and enclosed private back garden.

You enter on the ground level into a spacious, welcoming entrance hall, which leads to a family bathroom and 4 ground floor bedrooms, the master bedroom with en suite bathroom.  Access to the open plan 1st floor is via the original staircase. The triple aspect living room has a bay window with both sea and county views and double French windows lead to a balcony with fine sea views.  The adjoining contemporary kitchen is extremely well fitted.

 

Bedroom 1 has a leather double bed, bedside cabinets, chest of drawers and full-length mirror. Through an arch a corridor leads to a built-in, double wardrobes and 2 shelved cupboards.  Off to the right is an en suite bathroom with bath, Mira shower over bath, WC, Sink, shaving point and heated towel rail. At the end of the corridor are French double doors leading to the outside decking area and garden.

Bedroom 2 is a dual aspect room with double bed, bedside tables, chest of draws & wardrobe with full-length mirror.

Bedroom 3 is south facing with twin beds, triple wardrobe with full-length mirror and bedside draws.

Bedroom 4 has a truckle bed that converts from a single to twin or double, a single wardrobe and bedside draws. This room also has sliding patio doors to outside decked area.

Family bathroom with Jacuzzi bath, separate shower cubical, washbasin, WC, heated towel rail and shaving point.

The outside decking area which leads to a private garden is a fabulous suntrap and in an evening is an ideal for outside entertaining / dining and BBQ’s.

First floor landing with sea views provides access to living room, dining and kitchen area and cloakroom with WC and washbasin.

Living Room area A triple aspect room with French doors onto decked balcony by day offers rural views and fine sea views towards Lundy Island, followed in an evening by stunning sunsets. Colour TV, Video, DVD player and CD player.

Kitchen area: superbly fitted modern kitchen with integral Indesit dishwasher, washing machine, inset Hotpoint electric hob and oven below, microwave, integral fridge and separate freezer. Between the kitchen and living area is a large solid wood Indian Jali dining table with seating for 8.
